Key Responsibilities: Manage a portfolio of 44 complexes (over 2,000 units) with an annual turnover of R2.6M.
Oversee and facilitate sectional title and homeowners’ association (HOA) meetings, AGM, SGM and IGM’s, including chairing and minute-taking.
Facilitate AGM/SGM preparations, budgeting, and compliance with legislation.
Review and provide financial reports, oversee levy runs, and approve monthly statements.
Liaise with trustees, directors, contractors, utility providers, and municipal councils.
Supervise payroll processing, debt collection, and legal handovers.
Engaging with the attorneys on legal matters and proceeding, assisting with the process and engaging with CSOS on arrear matters
Ensuring the scheme is sufficiently insured for replacement values, and valuated every 3 years, claims facilitation, and examining the insurance schedule.
Ensuring compliance with the relevant legislation
Attending to annual audits and audit queries
Assisting in the appointment of service providers and body corporate employees
Providing clearance figures and ensuring clearance certificate is issued on transfer of properties
Overseeing and negotiating SLA and renewals
Managing the schemes administration and secretarial services
Liaising with owners and attending to owner queries
Loading of invoices and releasing payments
